General Terms and Rental Conditions
Rental AgreementThe rental agreement comes into force when we confirm your reservation. Once the reservation is confirmed, you automatically accept the rental terms outlined below and we will block the requested nights in our booking calender. The house (not the terrace of course) is a non-smoking object. Hosting pets is not allowed. For additional questions please see our FAQ category.
Payment25% of the total amount is due upon booking.
The balance is due four weeks before you are due to arrive.
For the legal date of funds received by transfer, our bank statement applies.
CancellationIf you must cancel your reservation, the following charges apply:
– 90 days before arrival: 25%
– 30 days before arrival: 50%
– one week prior to arrival: 100%
We recommend you purchase a trip cancellation insurance. In your own interests you should always make a cancellation in writing, for reasons of verifiability and clarity. If something unpredictable happens and you are forced to cancel your visit, we will usually accept potential substitutes you recommend for the same period.
Liability and DamagesThe house is a non-smoking property. The tenant(s) is responsible for all damages to the property caused by them, their family or visitors. During the rental period, the tenant is responsible for securing access, e.g. that doors and windows are properly closed and locked when leaving the house. The tenant also obliges to keep the house, garden and furnishings neat and clean, and to treat all furniture with proper care. The tenant is not entitled to lodge more individuals, or different individuals, than stated in the rental agreement without the owner’s explicit approval. In case of non-compliance, the owner or their nominee shall have the right to reject these individuals or adjust the rent based on the actual number of guests. In the interests of local residents and neighbors, the usual noise limits and norms of behavior for residential areas shall apply. The tenant shall undertake to keep volumes moderate and to respect the customary rest periods. The owner or nominees are entitled to terminate the rental agreement with immediate effect, and to demand the guests’ immediate departure if they grossly violate their duties to care for the rental property, especially if they take in other individuals and/or pets, or if they willfully damage the rental property, or if they otherwise endanger the property or disturb the neighbors with their conduct. In this case, the tenant is not entitled to a pro-rata repayment of the rent. By accepting the booking confirmation, the guest recognizes the validity of the booking conditions as binding. For both parties, the place of contractual fulfillment and jurisdiction is the city of Berlin. German law applies.

Additional remarkAlthough we put down certain rules above, we do not expect any trouble. Until now all our guests proved to be very friendly and aware of the heritage tradition of Tautes Heim.
